Request a Free Presentation On How We Will Market and Sell Your Home. Remember, All REALTORSŪ Are NOT Alike.
We'll visit your Austin, Cedar Park and Pflugerville home, and together we will walk through it, considering all aspects. You will then see exactly how we would propose to sell your home. We will tell you where we will advertise your home, both in print and on the web. With the dramatic growth in homebuyer usage of the web, you MUST have a top REALTORŪ that can extensively market your home online!
And you'll find out what your home is worth because part of our presentation will include a CMA (Comparative Market Analysis) of your home. We'll compare your home to others like it in Austin, Cedar Park and Pflugerville that have recently sold, and also to others that are currently for sale. This is an important way of determining the fair market value of your home.
We make free presentations and prepare CMAs for prospective home sellers every day. We've done hundreds, and we know exactly what puts a big SOLD sign in your front yard.
We'd love the chance to make a presentation for you. It is totally free and without any obligation. Call us at 512-744-4153 or fill out this form...
Real Estate Contracts >Signed Sealed and Delivered
Most people assume that when a real estate deed is signed, it is effective. However, there is one more essential part of the process. Even if a deed is properly executed, it is not effective until it has been delivered to and accepted by the buyer. This can sometimes create bizarre results. Here is an example.
An elderly man properly signed, sealed and acknowledged a deed to his nephew and placed it in an old tin box in his room, where it was discovered shortly after he died. The nephew lost a contest with other heirs over the property because the deed was not delivered, and therefore, was not effective at the time of the old man's death.
Until the deed is delivered, the title remains with the seller, who could change his mind at any time and destroy the deed. But once the deed has been properly delivered and accepted, the title passes and cannot be revoked. Thus the old, old saying: signed, sealed (and notarized) -- and delivered.
